Land marking
A plot of land in Ukraine is a part of the land surface that has certain boundaries, a legally defined purpose and can be the object of the right of ownership or use. It can be used for various purposes, such as residential or commercial construction, agricultural production, recreation, forestry use, etc.
Land plots in Ukraine are subject to legal regulation and state control, in particular through land legislation and the state real estate cadastre system. Owners or users of land plots are obliged to comply with the requirements of the law regarding their use, registration of rights and payment of taxes and fees related to land ownership.
Procedures for the acquisition, use, exchange and registration of land plots in Ukraine are determined by the relevant legislation and rules established by the competent state authorities. The most common types of land ownership include state, private and communal property, as well as the property of legal entities and citizens.
Article 106 of the Land Code of Ukraine defines obligations regarding the determination of common boundaries between land plots. The main provisions of this article are as follows:
The method of defining boundaries:
According to this section, the method of establishing common boundaries between land plots is determined by the consent of the owners of such plots. The costs of establishing common boundaries are borne by the owners in equal parts, unless otherwise established by agreement between them.
Boundary signs:
Boundary signs can be natural or artificial structures that coincide with the boundary of the land plot or are specially installed on it. If the neighbors do not agree, the decision to establish common boundaries can be made by the court.
Requirements for setting boundary signs:
If the boundaries of the plots coincide with natural or artificial linear structures, boundary signs may not be installed.

The location of boundary marks is reflected in the materials of land management planning and geodetic surveys, as well as on cadastral plans of land plots.
Obligations of owners and users:
Owners of land plots and land users are obliged to observe the boundaries of land plots.

Before starting work, it is necessary to prepare all the necessary documents, such as a cadastral plan, a certificate of ownership of a land plot and other legal documents.
Call of the land management organization:
For marking, you should contact a certified land management organization. Specialists of this organization have the necessary knowledge and equipment to perform the work.
Conducting geodetic works:
Surveyors use special equipment to measure the exact coordinates of land plot boundaries. They set boundary signs that define the boundaries of the site.
Compilation of the act of marking:
After the completion of the works, a plot demarcation deed is drawn up, which is signed by the plot owner and a representative of the land management organization. This act is an official document that confirms the demarcation of borders.
Registration of results:
The results of marking must be registered in the state land cadastre. This ensures the legal force of the defined site boundaries.
Plot boundary marking is important to avoid disputes with neighbors, as well as for construction work, sale or transfer of land.
