21.01.2022 14:29:15 Законодавство Укаїни не обмежує своїх громадян в праві на покупку нерухомості за кордоном - Українцям немає необхідності навіть інформувати владу, про те, що вони придбали квартиру або будинок в іншій країні. Як наслідок, інвестиції в закордонну нерухомість стають дуже привабливими. Щоб це вкладення грошей стало вигідним, потрібно дуже добре розбиратися в особливостях ринку нерухомості тієї держави, де ви плануєте придбати квадратні метри. Однак потрібно пам'ятати, що вас можуть підстерігати різні небезпеки: наприклад, ціна на нерухомість при остаточному оформленні угоди може істотно збільшитися, так як доведеться платити комісійні ріелторам, реєстраторам та нотаріальній конторі. Або може виявитися, що в державі немає ринку вторинного житла, так що одного разу придбану квартиру в майбутньому продати вже не вийде. Щоб мінімізувати ризики, найкраще попередньо відвідати ту країну, де ви хотіли б купити нерухомість і постаратися зібрати якомога більше відомостей у місцевих забудовників .

21.01.2022 16:02:21 Об’єкти нерухомості за кордоном зазвичай, пов’язані зі сплатою податків та зборів до бюджету іноземної держави що становлять 5-10 відсотків від її вартості в залежності від країни. Якщо ви сплатите обов'язкові митні платежі за придбання нерухомості за кордоном по зобов'язань по сплаті податків в Україні у вас не виникне проте наявність нерухомого майна та доходу від оренди нерухомості ви зобов'язані відобразити в податковій декларації яку подаєте один раз в рік у ДПІ за своїм постійним місцем проживания. Також дохід у вигляді оренди оподатковується відповідно до Порядоку оподаткування іноземних доходів регламентується п.170.11 ст. 170 ПКУ. За загальним правилом іноземні доходи оподатковуються за ставкою 18 %. Натомість, дохід у формі дивідендів, нарахованих резиденту нерезидентами, підлягає оподаткуванню за ставкою 9 %. Крім того, закон передбачає виплату військового збору. Ставка військового збору становить 1,5 відсотка об'єкта оподаткування.
