The procedure for replanning an apartment
Apartment redevelopment is the process of changing the location and/or structure of rooms, walls, doors, windows or other elements of a living space. This may include combining rooms, dividing rooms, moving walls or any other changes that lead to the transformation of the original plan of the apartment.
The process of remodeling an apartment can be important for owners or tenants in order to adapt the space to their needs and requirements. However, this usually requires the consent of the relevant authorities or the owner of the premises, and may also require compliance with specific rules and regulations that are established by law.
Here are some key aspects of apartment redevelopment:
Planning:
First, you need to carefully plan the changes you want to make to the apartment. It is important to take into account the wishes and needs of all family members, as well as consider the practicality and functionality of the new plan.
Permissive documents:
Before starting construction work, you may need to obtain permission from the local authorities or the town planning department. This depends on local laws and regulations.
Construction works:
After receiving all the necessary permits, you can start construction work. This may include dismantling of old walls, installation of new partitions, laying of communications and other construction processes.
Certification and inspection:
After the completion of construction works, it may be necessary to obtain official permission to use the redeveloped apartment. Some local authorities may carry out an inspection to ensure that all work has been carried out in accordance with requirements and standards.
Remodeling an apartment can be a complex process, so it is important to carefully consider all aspects of this operation and, if necessary, seek professional advice and help from architects, engineers or lawyers who specialize in construction and real estate.
The procedure for replanning an apartment in Ukraine consists of several stages:
Preparation of the redevelopment project:
1. Application to a licensed project organization for the development of a redevelopment project.
2. Obtaining conclusions from technical supervision confirming the possibility of redevelopment without harming the building.
Obtaining permits:
1. Submission of an application and project documentation to local self-government bodies or to the Center for the Provision of Administrative Services (CSP).
2. Obtaining a permit for redevelopment (issued by local authorities after reviewing project documentation).
Carrying out works:
1. Realization of replanning in accordance with the approved project.
2. Control over compliance with building regulations and rules during work.
Registration of changes in the documentation:
1. After completion of replanning, it is necessary to invite representatives of technical supervision to check the completed works.
2. Obtaining the act of completed works.
3. Amendments to the technical passport of the apartment and the Register of property rights to immovable property.
Registration:
1.Applying to the local branch of BTI (Bureau of Technical Inventory) to issue new technical passports for the apartment.
2. Making changes to the state real estate register.
Important points:
The redevelopment project must be developed by professional architects and engineers and coordinated with all relevant services. It is forbidden to demolish load-bearing walls, change the configuration of engineering communications without the appropriate permission, change the appearance of the facade, etc. Carrying out redevelopment without proper permits can lead to fines and the requirement to return the apartment to its previous state.
Remodeling can greatly improve the functionality and comfort of a home, but it is important to follow the rules and procedures established by law to avoid legal problems.
